PURPOSE OF THE BUILDING AND ORGANIZATION OF THE SPACE
The building has business premises on two floors, two underground floors, the groundfloor, four floors above the ground and the roof floor. Two underground floors comprise the total of 397 parking and garage spaces as well as maintenance facilities - a diesel generator unit, a sprinkler unit, an engine unit, etc. The access to the heated garages is possible from the street Bani 3 through the swing gate with a 18% inclination and the total width of 7.50 m, which is partially covered.



The GROUNDFLOOR is situated around the central square of a round layout, from which you can enter the building through the spectacular lobby, which serves as an extension to all the service units provided by the center - catering services, stores as well as possible additional facilities, if needed. A visual and acoustic separation of the underground facilities from the noisy and visually unattractive surrounding roads, especially Velikogorička St., has been achieved by the inclination of the central square and the underground space by approx. 0.50 m in relation to the surrounding terrain and construction of the embankment covered with greenery. Besides the spectacular lobby on the groundfloor there are also offices, business premises, the center maintenance offices and a restaurant with approx. 150 seats and the kitchen. The access to the maintenance offices and the kitchen is possible from the north side.

The UPPER FLOORS comprise business premises. Within the central core there are communication vertical lines (two groups of two elevators, two emergency staircases), installation vertical lines, toilet facilities, kitchenettes, system rooms, storage rooms, file rooms, photocopying offices and alike. The office rooms are situated circumferentially - organized as separate or open rooms.

The ROOF FLOOR is pulled inside in relation to the lower floors and according to the plan comprises a boiler unit, a ventilation unit, cooling towers, an elevator maintenance room and other technical equipment.

The CONSTRUCTION OF THE BUILDING includes a re-enforced concrete frame with the firm cores comprising the elevators and staircases. The main constructive idea of the re-enforced concrete frame has been adjusted to the organizational needs of business premises and optimum planning of parking and garage spaces. We plan to use contemporary, high quality and durable materials for floor, wall and facade covering. The building is expected to have 600 employees.
