Residential complex  - Villa Kallina

The villa is situated in the attractive area under Sljeme Mt. between Ksaverska St. and Jandrićeva St. It takes only a 10-minute-drive to reach the center of Zagreb. Besides a good road connection it is possible to use public transport (tram and bus). The north-western part of this location is surrounded by the forest. On the north-eastern side of the lot there is the administration building of the Fire Department of the City of Zagreb.

.... historical value of the building

Villa Kallina was built as a family residence of Gustav Kallina, an owner of the stove factory "Kalline nasljednici -Prva hrvatska pećarska zadruga". (Kallina & Sons - the First Croatian Stove Factory). The project of the building, situated near the stove making plant on Ksaver, was made by one of the leading architects in Zagreb of those times, Vjekoslav Bastl. The house was being constructed in the period between 1906-1907 by the town constructor Gjuro Carnelutti. It represents one of the main pieces of art of the Post-Secession Modernism in the Croatian architecture. The proof of its architectural value is the fact that the Villa was exhibited at the world exhibition Exposition des arts decoratifs in Paris in 1925 and at the exhibition Fifty Years of the Croatian Art in Zagreb in 1938. It should also be pointed out that it is ranked in the First category of protection by the City Institute for Protection and Restoration of Culture and Nature. The importance of this Villa is also the surrounding garden, which according to its quality and quantity acquires the characteristics of a small pleasure garden.

... reconstruction works and construction of annexes

The revitalization of the existing residential villa required a complete sanation of all the existing facings, construction of the roof frame and millworks. The interior of the villa has been adjusted to the requirements of the final user. All the works have been carried out in accordance with the instructions of the City Institute for Protection and Renovation of Cultural Monuments. Another residential building has been constructed within the complex including an annex which is to be used for technical equipment and accommodation of support and security staff. The renovated complex was originally conceived as a completely enclosed area for the needs of the Embassy of the Czech Republic. All the valuable park plants have completely been preserved. Near the buildings there are plateaus for vehicles not in use. A monitored access to the building lot is possible from Jandrićeva St. and Ksaverska St. Around the entire complex on the surface area of 3,855 sq.m there is a new 2.5 m high wall, which provides privacy and safety of the residence.
